Real estate is one of the few asset classes considered relatively immune to the effects of inflation. However, for most investors, investing in real estate can only be accomplished in one of two ways: purchasing units of Real Estate Investment Trusts (REITs), or become a landlord. Neither option is particularly compelling.
With REITs you are dependent on management to purchase, manage and operate properties such that the Trust can maintain its distributions. Unless you are a majority shareholder, you are far removed from the decision making process…you have no control on how your investment capital is allocated. Additionally, the yields on REITs are very low. In fact, some Canadian REITs have yields at less than 6%! This makes it very difficult to achieve above average rates of return on your investment.
As a landlord, you are faced with the dreaded issues typically associated with the “Terrible T’s” (Tenants & Toilets). The time consumed in dealing with these issues inevitably causes most people to avoid being a landlord in the first place.
